How this estimate works
- Roof area: if you don't enter a roof size, we estimate it as living area ÷ stories (the footprint) × 1.10 for eaves and overhangs × a pitch factor (4/12 = 1.054, 6/12 = 1.118, 8/12 = 1.202, 12/12 = 1.414, standard roof-slope geometry).
- Installed price per sq ft (national ranges, not Boise-specific): asphalt shingles $4–$6 and metal $4–$11 (the overall national range for roof replacement is $4–$11 per sq ft), from Angi, "How Much Does Roof Replacement Cost? [2026]", accessed Oct 23, 2026. Tile uses $7–$12 per sq ft from Angi's city cost pages. Class 4 shingles: no solid public per-sq-ft figure was found, so we apply an assumed 10–25% premium over standard asphalt. Ask your contractor for an exact price.
- Steep pitch: Angi reports an unusually steep pitch can add about $1,000–$3,000. We add that for the two steepest options.
- Tear-off: Angi says removal, if billed separately, runs about $1–$5 per sq ft. The low end of the price range assumes tear-off of one layer is already included. A second layer adds $1–$2 per sq ft (our assumption, inside Angi's range). Choosing 0 layers removes nothing from the price.
- Stories: 2+ story homes need more staging and safety setup. We add an assumed 5% (2 stories) or 10% (3 stories) for labor. This is not from a published source.
- Local cross-check: one Boise roofer, Legacy Roofing Idaho, publishes $400–$800 per roofing square (100 sq ft), installed, for asphalt shingles in Boise (2025). That works out to $4–$8 per sq ft, in line with the national asphalt range.
- High-end benchmark: the 2025 Cost vs. Value Report (Zonda) puts the national average for a 30-square (≈3,000 sq ft) asphalt tear-off at about $31,871 and for metal at about $51,865. Those are full-spec projects, so expect them to sit above most calculator results.
This is a planning tool, not a quote. Real prices depend on decking condition, ventilation, flashing, skylights and chimneys, access, permit fees, and the contractor. Only a contractor who measures your roof can give you a price. We are a referral service, not a roofer.
