No honest website can tell you exactly what your roof will cost before someone measures it. What this page can do is point you to published benchmarks and explain what makes a Boise-area quote go up or down.
Published benchmarks
- The 2025 Cost vs. Value Report (Zonda / JLC) puts the national average job cost of an asphalt-shingle roof replacement at about $31,871 and a metal roof replacement at about $51,865. Both figures are for one standardized project of 30 squares (roughly 3,000 sq ft of roof surface).
- The same report publishes data for individual local markets. Check it for the market nearest Boise.
These are published estimates for a standard spec project. Many real roofs are smaller or simpler, so your own quote may be much lower or higher.
What moves the price
- Roof size and pitch: steep or complex roofs (common in Eagle and the foothills) take more labor.
- Tear-off layers: removing two layers of old shingles costs more than removing one.
- Decking repair: rotted sheathing found during tear-off is usually billed per sheet.
- Material: standard architectural shingles, Class 4 impact-resistant shingles, or metal.
- Ice-and-water shield, ventilation, and permit fees for your city.
Getting comparable quotes
Ask every contractor to list the same items: the shingle line, the underlayment, how many feet of ice shield, the ridge vent, the per-sheet decking price, and the warranty terms. Get at least two or three written estimates.
